Excavation and grading work we do in Ancaster
We're an Ancaster excavation contractor handling the dig-and-grade side of a residential project from the first cut to the final rake. The work falls into a few buckets:
- Lot and site grading. Shaping a yard or building site so water runs where it should and the ground sits at the right level.

- Rough and final grading. Getting the lot to its finished shape and clean before the next trade or the sod.

Locates first: Ontario One Call before we dig
Before any machine touches the ground, we book the locates through Ontario One Call. In Ontario that isn't a courtesy, it's the law. The Ontario Underground Infrastructure Notification System Act, 2012 requires a locate request before anyone breaks ground, whether it's a single fence post or a full excavation. The request is free, and it goes in at least five business days ahead for a single property.
Once it's filed, the utility owners, gas, hydro, water, telecom, come out and mark their buried lines, so we know exactly what's under the dig before the bucket goes in. Digging without locates is an offence under the Act, and on a mature Ancaster lot with services running in every direction, it's also how you put a bucket through a gas line. We make the call on every job, no exceptions.
Grading and drainage that move water the right way
Ancaster ground is heavy clay through a lot of the area, and clay is the reason grading matters here more than most places. It holds water instead of letting it drain, and when it freezes it heaves hard. Get the grade wrong and that water sits against a foundation, pools in a low corner of the yard, or runs straight at the house.
The rule we grade to is simple: water moves away from the house, and it never gets dumped onto a neighbour's land. We shape the lot so runoff sheds off the foundation and out to where it's supposed to go, using swales, downspout extensions, and a finished grade that actually falls the right way. On a new build the grading has to follow the approved lot-grading plan, and we work to it.
On the bigger mature lots around Meadowlands, Spring Valley, and Ancaster Heights there's room to do drainage properly, to build in a swale or run a drainage line instead of fighting a tight side yard. Good lot grading and drainage in Ancaster uses the space the lot gives you to keep water moving and off the structure.
Permits, the conservation authority, and the escarpment in Ancaster
Most plain grading and landscaping work doesn't need a building permit, but a few things change that, and we sort out which apply before we break ground.
Foundation and structural excavation ties into the building permit for whatever you're putting up. Demolition needs its own permit. Plain regrading usually needs neither, but it still needs locates and still has to respect the grading rules above. We confirm the permit picture with the City first either way.
The bigger question on some Ancaster lots is the conservation authority. Ancaster falls under the Hamilton Conservation Authority (HCA), and Spencer Creek runs through the Ancaster and Dundas area. Under Ontario Regulation 41/24, in force since April 1, 2024, a permit is required before site alteration in regulated areas: near watercourses, floodplains, wetlands, and steep slopes. If your dig is anywhere near those features, the HCA may need to sign off, and we confirm that before a machine moves.
There's one more layer here. Ancaster sits along the escarpment brow near the Dundas Valley, and land designated as Niagara Escarpment can also fall under the Niagara Escarpment Plan. Machine work that fits an Ancaster lot
The upside of Ancaster is the lots, bigger and more mature than a tight downtown block, which usually means room to get a machine in and work. The catch is the same clay and slope that make grading matter: heavy ground that's slow to dig when it's wet, and lots that fall toward the escarpment brow or the valley.
We read the lot before we dig, where the machine can get in, where the spoil goes, what the slope is doing, and how wet the clay is, and work it so we're not tearing up more of your yard than the job needs. On a sloped lot we grade to hold the finished level and keep water moving downhill, away from the house instead of toward it. The goal is a dig that fits the lot you've got, and a yard we leave clean when the machine comes off it.

Foundations and footings have to bear on undisturbed soil below the frost line, which is about 1.2 m (4 ft) in this part of southern Ontario. That depth is what keeps a footing from heaving when the clay freezes and thaws. We dig to it.
